Whether you’re looking to update an outdated style, improve functionality or increase your properties value, renovating your kitchen can be one of the best investments you could make on your home. And the best part is, it can cost as much or as little as you’d like; your budget is ultimately what dictates how far you can go.
There are three 'levels' of a kitchen renovation, basic, mid to high-end and luxury. A basic renovation may cost little, but it can still make a significant improvement, whereas a mid to high-end renovation allows for a full overhaul and customisation and a luxury renovation, well…the sky is the limit really. Getting the heart of the home just right can seem intimidating but a clear idea of what you want and an accurate budget will help eliminate the biggest stresses when it comes to renovating your kitchen.
Here we will dig a bit deeper into the different factors that need to be taken into consideration when planning your kitchen design, and the impact they could have on the overall cost.
First things first: establish the why
If you're looking to remodel your kitchen then the first thing we need to understand is why. Are you looking to modernise the space? Create more room? Increase its functionality? If this is the case we would suggest personalising your kitchen to fit around your individual needs and desires. You are able to make your kitchen as bespoke as your budget will allow. If you want to update your kitchen to increase the value of your property then it's probably a good idea to keep the cost low. You want to get as much bang for your buck and after all, you never know what the homeowners after you will want their kitchen layout to look like.
What your budget will get you
A basic renovation can cost anywhere between $13,000 to $30,000. This would depend on the size of your kitchen and how outdated your kitchen initially is. What this price bracket would allow for:
no change to the kitchen layout
replace cabinet doors
laminate countertops
laminate flooring
upgrading appliances
upgrading lighting (i.e. LED lighting)
If your kitchen is very outdated, and your cabinets reflect so, it could be possible to replace only the cabinet doors whilst retaining the original carcasses (given that your cabinets are in relative good shape). However, if your cabinets are in an overall good condition, simply replacing just the handles is sufficient enough to give the cabinetry a modern feel.
A mid to high-end renovation would have a much broader price range of between $31,000 to $60,000. What this price bracket would allow for:
a change in layout
option to install kitchen island (either waterfall, overhang or adjoining table)
tiled, stone or wooden flooring
tiled, glass or mosaic splashback
built in/walk in pantry
new appliances (with option to have them made 'invisible' using cabinet covering)
choice of benchtop (Formica, granite, marble, wood, stainless steel, acrylic, engineered stone)
custom made cabinetry (including soft close hinges, built in bins, corner pull out systems, organised storage, spice racks, wine rack and so on)
pendant lighting
LED lighting for cabinets
With this price bracket, you will be able to design a truly beautiful kitchen. Whether you want to go all out and change the layout entirely or whether you want to just give it a stunning makeover, working in this price range really allows for any significant changes to be made and for your dream kitchen to be brought to life.
A luxury renovation is ultimately going to cost anything over $60,000. What this price bracket would allow for:
all of the above plus;
new plumbing
re-wiring
use of the finest materials
smart kitchen features (i.e. sensor and remote controlled lighting)
designer features (i.e. pendant, handles, appliances)
A kitchen budget of this size is ideal if you are looking to create a splendour kitchen intended to entertain and accommodate for many years to come. Or simply if you enjoy the finer things in life!
Bear in mind
Every kitchen will be as unique as its owner. There will be your individual needs and desires that will need to be taken into consideration if you are looking to create your dream kitchen. There are a few other pivotal factors that will need to be thought about in order to plan your kitchen design efficiently.
Things such as a fridge freezer with a water dispenser will need water supplied to it, which could mean finding a strategic spot for the fridge freezer to be situated or budgeting for the additional plumbing this could require. Wanting electricity coming through to a kitchen island would require additional wiring/re-wiring and this would also need to be factored into the kitchen cost.
It's also worth considering if you will be removing any structural walls or non-load bearing walls when re-designing your kitchen layout - this would call for an engineers report and a consent from the council too.
At Evoke Renovations, all of these changes can be incorporated without a hitch, we promise it isn't as daunting as it may seem.
Designing a kitchen should be strategic and well planned but it should also be fun and exciting! Take your time; play around with colours, materials, ideas and possibilities.
